Parcel 1 is primarily distinguished as the location of the small creek that flow north to south through the property. Just south of the boundary the creek tumbles over the little waterfall you see in the pictures. This is the stream that feeds Yocum Cove. (Sometimes that is. It doesn’t run much after June.) Permits are not required to drill water wells for single-family dwellings; however, you are required to hire a state-licensed well driller.

    • Entergy-Arkansas www.entergy-arkansas.com , 800-368-3749 provides grid electric service to the Yocum Cove area, although the power line has not be extended to the property.

    • We do not provide any means of sewage disposal for these properties. Being in a rural area, the most common methods of sewage disposal are by individual on-site septic tanks, however, composting toilets are permitted.
    • The Missouri Department of Natural Resources has given general approval for this usage of this site for individual sewage treatment systems.
    • Septic systems must be constructed in accordance with County and State standards, and you must obtain permission from the Marion County Health Unit - Yellville, 707 Hwy 202, West Yellville, Arkansas, 72687 to install a septic tank. The average cost of a septic tank and drain field is $3,500.

Driving Directions to Locate The Yocum Cove Lakeside Parcels

From Theodosia, go west on Highway 160 to Highway P, which you take to the left or south. Follow Hwy. P until you get to the Dugginsville Church were the road turns to gravel. Follow this road until you see an intersection with a sign that reads "Marion County, Ark". This is Marion County Road Number 163 You'll travel about 1-1/2 miles on Road 163, then bear LEFT on Road 164. Continue on Road 164 for exactly 1 mile to the intersection with an un-marked county road, which you take to the right. Follow that road about 800 feet, then turn left in front of an old mobile home. Follow this trail downhill to a left fork, and follow that trail 2/10ths mile. When you come to the small creek, you're on the property.
