Yocum Cove
Introduction

or
Both parcels (21.1 acres) - $144,900 or $1,469.67 per month
These are two rather unique parcels for a number of reasons. Most notably because, even though they’re located at the broadest point of Bull Shoals Lake—that is, at the convergence of the Norfork and White River arms of the lake—an area which you might suppose would be heavily populated—in fact, this particular location is among the least developed of all of Bull Shoals’ 1,000 miles of shoreline. None of the properties adjoining these parcels is occupied, even part-time, and of course, all of the shoreline is owned by the U.S. Government which—say what you may about them—won’t be moving in next door to you. All this means that this is a particularly bountiful place for wildlife, and, in fact, the Jones Point Wildlife Management Area is located only about two miles through the woods from the property. By water, Bull Shoals, Arkansas is about 9 miles to the south and the Theodosia, Missouri marina is around 12 miles to the north.
Here's your opportunity to be one of the Founding Persons of whatever is to come next for this area. These two parcels of land in the heart of this least developed shoreline are currently hidden in a narrow inlet at the head of the cove. It’s a diamond in the rough that the new owner or owners can bend to his or her or their whims, whether it’s to become, for example, a ritzy bed and breakfast or the most reclusive sportsman’s hide-out: they will wield that power to affect the whole cove, perhaps forever.

These parcels give you easy access to thousand of acres of government shoreline like the pennisula directly south of the property - a hunting and fishing paradise.
The penninsula floods infrequently, but the other 99% of the time, it will be uninhabited wilderness you can wander over to your heart's content.
