Sometime in the distant past, someone divided up several small parcels of land, in Reynolds County, none of which had road access of any kind. Years later, a few of these parcels have been developed, but for the most part they are vacant. Large parts of the county are owned by the US Government (Mark Twain National Forest) and the Missouri Conservation Commission, so the neighborhood, if that is the term, is mostly made up of uninhabited forest. It’s about 12 miles southeast of Ellington, Missouri. Now a part of that land, Webb Creek Campsite B, is yours for a measley $39.56 per month.

Once you actually get to the property – you hike into it - it’s a 165-foot square on the south side of a small mountain, and it’s covered with big oak timber. The acreage is approximately .625-acres. It’s a great place for your solar collector, your tent, and all the peace and solitude you could ever ask for.

Besides having no road, there’s also no electricity, and there certainly isn’t any land-line phone, water, sewer or any of those things, but this is genuine Ozark Mountain land, and we’re selling our clear title to it. Deed Restrictions:

These five restrictions apply to all of our older locations.

  1. No buildings shall be constructed closer than 100 ft. from a roadway or 30 ft. from a boundary. (This may be adjusted in certain locations.)
    Explanation: buildings placed closer can cause situations that interfere with road maintenance and utility transmission.

  2. No refuse, debris, unused building materials nor derelict vehicles shall be allowed to collect on the premises.
    Explanation: piles of junk are not only unsightly, but tend to spread to adjoining vacant parcels. Dead cars and junk make it harder for us to sell adjacent properties, or for you to sell yours.

  3. You may keep whatever livestock or pets you wish so long as they are not allowed to create a nuisance to neighboring land owners.
    Explanation: this probably means that if you want to keep pigs in the most common fashion, you need a parcel of at least 5 acres with a back corner located away from anyone else's home. Lots of barking dogs may also cause you problems depending on the size of your parcel and how you locate your facilities.

  4. No parcel shall be further subdivided.
    Explanation: you may build more than one residence on a single parcel, but you may not deed away a part of the parcel to someone else.

  5. All wastewater treatment facilities shall be constructed in accordance with applicable state water quality standards.
    Explanation: if you plan to construct an in-ground septic system, it must meet state standards. We find that the typical state-approved septic system will cost upwards of  $3,000 for labor and materials. Additionally, the state says that any septic system on less than three acres be built to Missouri Department of Natural Resources specifications.  Parcels of 5 acres or greater are virtually unrestricted.  Since they do not endanger the ground-water, composting toilets and outhouses are not restricted.

Getting to Webb Creek Campsites:

Many years ago, several areas of Reynolds County were divided into small parcels in some process that apparently did not consider access roads leading to the properties. (For a better idea of this, check out the Plat Book Page showing the relationship of these parcels.)

Since there is no road, the best way to access these campsite parcels is by following a path through several of these parcels, all of them unoccupied. If you’re wondering if this is trespassing, yes it is. It is also the only way all these other property owners have of accessing their own properties, so there’s not much of an issue. To find the property on foot, you’ll need some sort of GPS device (Your smart phone will do, if you can get service, but it's accuracy is less precise.) to show you the co-ordinates of the property.

Begin in Ellington, Missouri, then travel 4.9 miles south on Highway 21 to Highway HH. Turn left, or east onto Highway HH and follow it 7.4 miles to a large electrical transmission line. This is the place to start out on foot up the power-line. Use our Google Earth maps and follow the first rising ridge you come to and take that to the top of the ridge, it’s about a ½-mile walk to the property.

Don’t try to do this without GPS.
