This  is a map of Bull Shoals Lake.  The red dot represents this 21.5-acre parcel which as you can see, is located in a secluded cove just off the broadest part of the lake where the west and north arms come together.

The lake is nearly two miles wide at this point.

 

This is the entrance to Yocum Cove where the property is located.

All around Bull Shoals, you'll find that the shoreline is not developed but left natural.

 

A natural shoreline is able to be achieved because the government owns virtually all the Bull Shoals shoreline.

Here's a map showing an approximation of the Bull-Shoals Take-Line, that is, the line where private property ends and government land begins.

 

This little waterfall is actually on government property, but it's only about couple of steps from the boundary (the white marks on the trees).  You could actually build about where I'm standing.

 

This is the creek, a few steps upstream from the waterfall.

It's a pretty little steam with lots of rock bottom, but it's only there part of the time.

 

 

This is some of the forest east of the creek.  Most of the property looks like this: big trees on very easy terrain - there's even a thin layer a some pretty nice-looking black topsoil.
This is the Jeep trail access that we've been using for decades to get the last half-mile to his property.

It accesses the west side and not so directly.

And this is the new access and utility easement.

This 30-foot-wide easement crosses two other property-owners on it's way to the property and runs along the eastern boundary giving access to one other owner.  It is less than half a mile from the county road and pretty level from beginning to end.

This is also an easement to Entergy Electric.

As owner of this property, you would be allowed to improve this road and to have electricity brought to you via this easement.

HOW TO GET TO THE PROPERTY:

You probably ought to have four-wheel-drive, although I've been in and out of here with a Volvo 242.TTING THERE: From 

From Theodosia, take Highway 160 west to the Highway P intersection (be careful when you turn, visibility isn't good).  

 

Follow Highway P all the way south to Dugginsville, where the pavement ends.  This is Ozark County, Mo. Road 651.

When you cross the Arkansas State Line, the road becomes Marion County Ark. Road 163 which you continue to follow until you come to Road 164, which you take to the left.  

Not long after you top the long hill, you'll see three roads on your right.  The third one, the only one with an electric line running down it, is the one you want to take.  From there, I'd suggest you have one of the aerial maps at right with you and that you be able to recognize a US Government survey line. 

This takes you in via the Jeep trail.  You'll need something with pretty good clearance to get all the way in. 

The new access road is currently closed but is free to be opened by the owners of this property at their convenience..
